At the end of 2021 ME produced the list of Australia’s Top Locations around Australia to invest in.  With interest rates at an all time low it’s a great time to start, or continue, your investment portfolio.  Whether you’re looking to flip or buy an investment property then these are the locations identified as the one’s to focus your investments efforts this year.

But I’m sure you’re wondering how they came up with the list…

‘A range of qualitative and quantitative criteria were applied to identify suburbs with the best investment prospects. These factors included average rental yields, recent population growth, median house prices, average rental prices together with plans for new transport infrastructure and attractive amenities such as coffee shops.’   Source: ME Bank, Ethos Urban

 This is a great source to consider when researching potential locations.  Prices in these areas do vary and I know from experience that at least a few of these areas require significant budgets just to put a foot in the door.

 

So what do you do? Take this list and draw a cirle on the map of the locations that interest you and the surrounding suburbs as there’s generally a ‘spill over’ effect.  As people are priced out of one suburb the neighbouring suburbs can be the next to see significant growth.  But beware that’s not the case for EVERY neighbouring suburb and this is where you need to consider infrustrure plans or any other growth factors, such as the olympics (in the case of QLD).
